You can search city records through DOB BIS, HPD’s database, OATH, and individual agency systems. The challenge is that each agency maintains separate records — a property with DOB and ECB violations may require two separate searches. We run a full violation history across all relevant agencies as part of our initial review.

Yes — and it’s more common than most buyers and sellers expect. ECB judgments become liens that appear in title searches. Certain DOB and HPD violations also surface during due diligence and must be addressed before lenders or title companies will proceed. Resolving them before listing gives you the most flexibility.

A DOB violation is the official citation — it records that a code or permit issue exists on a property. An ECB violation is the civil fine attached to that citation. They’re separate and must each be resolved independently. Correcting the physical condition closes the DOB record; resolving the penalty separately closes the ECB obligation.

Yes. Violations don’t expire on their own, and default judgments can accumulate interest over time. Many of the cases we handle involve violations issued years ago and ignored — then surfaced in a title search right before closing. Old violations are often the most expensive to resolve if left unaddressed.

It depends on the agency and the nature of the violation. Simple cases can resolve in a few weeks. Cases involving OATH hearings, physical corrections, or Certificate of Correction filings typically take 4–8 weeks. We assess your specific violations upfront and give you a realistic timeline before we start.
