A DOB violation is an official NYC Department of Buildings citation issued when an inspector finds a code, permit, or safety issue at a property. Violations are recorded in the DOB Buildings Information System (BIS) and remain on public record until formally resolved.

You can search DOB BIS at nyc.gov/buildings by address or block and lot. Each violation entry shows the issue, date, status, and whether it’s been resolved. We run a full DOB and cross-agency search as part of every initial review.

A Certificate of Correction (COC) is the document filed with DOB confirming that a violation condition has been corrected. Filing the COC — with proper supporting documentation — is what officially closes a violation in DOB’s system. Correcting the physical condition alone is not enough.

Yes. DOB violations appear in title searches and due diligence reviews. Certain violations — especially those tied to illegal construction or unpermitted work — must be resolved before lenders or title companies will proceed. Resolving them before listing gives sellers the most flexibility.

Ignored violations are referred to OATH for civil penalty hearings. Missed hearings result in default judgments. Those judgments attach to the property as liens, accumulate interest, and must be resolved in any future transaction involving the property.

It depends on the violation type. Administrative violations with documented corrections can resolve in a few weeks.
